Client B* is a group of companies specializing in travel management. They wanted to consolidate their seven companies into a singular office building for cost savings and synergy creation.
The challenge
The Client possessed approximately 11,000 m² of office space accommodating seven companies.
Their objective was to consolidate all companies into a single (funky) and functional Corporate office, featuring shared areas, enhanced brand exposure and an efficient hybrid working model.
Addressing success
Noordman + Associates created a Work Strategy and New Methodology to facilitate a Commercial Property Search and sourced New Headquarters. Based on in-depth Financial and Total Cost of Occupation Analysis, Noordman + Associates made a final recommendation.
The outcome
Noordman + Associates successfully secured the ideal Office Park, which wasn't formally listed on the market but met all criteria, including a 40% reduction in footprint and the consolidation of all companies under one roof, boasting prime exposure onto a major artery road.
We negotiated an exclusive lease with below-market-related rental rates and flexible terms, including a staggered take-up and rental mechanism.
A comprehensive overhaul of the Office Park, funded by the Landlord, resulted in accumulated savings of R51 Million compared to the Landlord's asking rentals.
Additionally, we orchestrated the acquisition of a Free Billboard on the main exposed road.
